━ Stone coated   ┅ Asphalt. Chart shows roof spending; break-even also counts insurance savings. Assumes 3%/yr cost inflation, tear-off on each asphalt replacement and a storm repair every 7 years. Planning estimate only.

Why upfront price is the wrong comparison

An asphalt roof in Texas heat and hail typically lasts 12–18 years. A stone coated steel roof carries a 50-year-to-lifetime warranty. Over 40 years, an owner with asphalt usually pays for two or three full replacements — each with tear-off, dumpsters, permits and inflation — plus storm repairs and deductibles in between.

The calculator adds those costs year by year and subtracts any Class 4 insurance discount from the stone coated total, so you can see when the two lines cross. Adjust the sliders to your own quotes and policy.
